Q: Which areas do Sell My House Fast Cover?
A: We cover South Wales, West Wales and Mid Wales,but if you have properties in any other parts of the UK we are a national network of sell my house fast interested in all areas (England, Scotland, Wales and Northern Ireland.)
Q: What fees do you charge?
A: Sell My House Fast charge no fees whatsoever. We are not Estate Agents, so there are no Estate Agent’s fees, no Home Information Pack, no valuation fees, and no legal costs to pay if you use one of our recommended solicitors.
Q: Is there any hidden 'small print' I should know about?
A: No, there is not. We are in the business of buying properties fast. To be able to stay in business we cannot, unfortunately, pay full market value for your property but, as a result, we can guarantee that you receive the payment very quickly. We can help each other in this way and, hopefully, it suits us both.
Q: How long does a sale takes? From start to finish?
A: Very quick, if that's what you need. If necessary we can exchange in 24hrs (subject to legal paperwork being in order), if it is needed we can complete much later, even years later. Whatever suits you best.
Q: Will you put up “SOLD” boards? Will anybody know about the sale?
A: No, it's 100% confidential. We don't put a sold sign up, nobody will know about your sale or about your circumstances.
Q: Can I stay in my property as a tenant?
A: Please give us a call if you want to rent back your property and we can advise you in this situation.
Q: Do I have to accept your offer straight away?
A: No, not all, you are under no obligation. Take your time and think about it and get back to us when it suits you.
Q: I am facing repossession, can you help me?
A: Yes we can. Please call us as soon as possible! We can stop the repossession process and start purchasing your property right away.
Q: Does my reason for selling matter?
A: No, it does not. We are happy to help you, whatever the reason for the sale, be it probate, separation, divorce, emigrating, chain breakdown or anything else.
Q. I'm in financial difficulties but I don't want to lose my house?
A: There is no problem. We are happy to help and whatever your circumstances we can help find a solution for you.
Q: What kind of properties do you buy?
A: We purchase all types of property, for example:
* Flats, Maisonettes, any leasehold properties
* Mid- or End-Terraced Houses, Semi- or Detached Houses, any freehold properties
* We buy UGLY houses as well
* Properties with sitting tenants
* Ex-Local Authority, or any problematic properties
* Property in need of complete refurbishment
* Commercial properties
* Inherited properties
* Even property that has been on the market for a long time
Q: Does my property need to be in good condition?
A: No. We and our associates will consider a property in any type of condition. There is no need to clean up or fix anything. We can take care of that. It is not a problem.
Q: Does Freedom Property Services purchase property of any value?
A: We consider properties of any value; we can even buy portfolios as well.
Q: May I refer you to a friend who may be interested in your services? Is it worth me telling them?
A: Yes, absolutely. We pay up to 1% of the purchase price as a referral fee. We'll pay you this 'finder's fee' on completion (or on the lease option contract exchange).
Q: What does it mean - you are a cash buyer?
A: Because we have the funds available to purchase your property and we're also ready to proceed right away! Some people like the idea of agreeing a sale with us so they can enjoy a stronger bargaining position when they start looking for a new home.
Q: Will my Estate Agent mind me selling direct to Freedom Property Services?
A: They won't be too happy, because you're saving the likely 2-3% plus VAT they would have charged in commission! You can keep that money instead! Please note that you may need to cancel any existing sole-agency agreement with your Estate Agent before agreeing to sell your property to us. Always check the exact terms of any contract you may have signed.
Q: What do you mean by “discount to open market value”?
A: Estate agents almost always over-value properties. This is partly because people have an inflated view of the worth of their own home and partly because by giving a higher valuation they are more likely to get the business. Sell My House Fast calculates the true market value of your property using local comparable sales information and resources like the Land Registry. We also use valuation systems that RICS surveyors would use for their valuation. We then present this information to you in a full report with our written offer which is, depending on the circumstances, usually between 75% & 90% of the open market value. We can pay even more if you chose our lease option purchase.
